The Federal Emergency Management Agency (FEMA), FEMA Region II will be hosting two public meetings to present the Flood Insurance Rate Maps (FIRM) for comments and appeals. The FIRM determines the insurance rates for the National Flood Insurance Program. These meetings will begin our 90 day appeals period prior to FEMA issuing a Letter of Final Determination (LFD). The LFD initiates the 6 month adoption period before the new maps become effective. All appeals will be resolved prior to LFD. Effective FIRMs become the basis for community floodplain management and insurance requirements. The first meeting will be conducted at the Ocean County Complex, Cafeteria, 129, Hooper Avenue, Toms River, NJ 08754 on February 25, 2015 from 4:00PM until 8:00 PM. DUNE DECK REGULATIONS – R322.3.3 of the Uniform Construction Code
The State Department of Community Affairs (DCA) recently confirmed R322.3.3 of the Uniform Construction Code that states:
Buildings and structures erected in coastal high-hazard areas shall be supported
on pilings or columns and shall be adequately anchored to such pilings or columns.
A DCA spokesperson told the Construction Office that this means that all dune platforms on the ocean are considered structures and, if in a V zone, must be on pilings.
Your engineer or architect can guide you if you are planning to build a dune platform or dune deck as a permit is required.
